Love my Phoenix but my Sprayborg is a close second. DS2 is a good product but Saiger's code red of encap is my go to product. TOPS spotter is great for those greasy areas.Business move out. Long time customer that buys offices and then rents them to small Business Owners
That is another successful VLM/SETT Method job using TOPS Phoenix and Releasit DS2
Phoenix is the BEST OP for cleaning carpet in Commercial Buildings and DS2 is the BEST encap for cleaning Commercial Carpet

I just cleaned for a retired carpet cleaner who was strictly VonSchrader cleaner in the 80's. The dude opened up his 40 year old carpet cleaning brochure and wanted me to read the 3 methods of how not to clean carpet. The dude was clueless.Business move out. Long time customer that buys offices and then rents them to small Business Owners

My first OP was a SprayBorg. I still have it in my basement. I went back and checked to see when I bought it Nov 2012. So I started experimenting with VLM in 2012. SprayBorg for Commercial and I used a 175-300 Hawk Rotary for Residential. I used a brush first to scrub and then Cotton Bonnet. Didn't like the Rotary so I started taking the sprayer off the SprayBorg and used it for Residential. I started getting better results when I used a CRB to scrub and then the Tankless SprayBorg. I bought a Challenger probably in 2014 or 2015 because I got tired of taking off and putting on sprayer. For the first few years I only used VLM on rental properties and Commercial carpet. Eventually I started using it sometimes on Residential Homes. When my TM was getting old and I needed to spend $$$ on another TM in 2019 I decided to go 100% VLM for Residential and Commercial.

I cleaned his 50 year old "Cameline Nylon" (his words) carpet and he swore he was the best in the local 5 surrounding counties. This 91 year old also told me that he was very sensitive to any cleaning chemicals that he admitted was from his chemicals he used back then
Anyway, I made the decision to just acid rinse at full heat 650psi to not disturb his health. He was very weak and skinny. Low and behold I get a callback 3 hours later and he told me his carpet is now sticky and still damp. I wanted to say, "that's what you get for doing that stupid VonSchrader 35-40 years ago!"
But instead, I was nice and told him I'm coming back Monday to rinse again. He was stubborn on how I can't use any chemicals. He's probably gonna get his check back that he wrote me
Stupid LMC. It looks good now. But years later...Hell, you don't know, or care.
